Due to a hick-up with pouring the front steps we've been delayed with framing the posts for the front door are, and delayed the project by a couple of days. Better to have the concrete done correctly than look at a poor job every time we enter the front door of the home.
-Roof shingles are 98% complete waiting for a couple of adjustments on venting
-Windows and doors have presented some problems fortunately the supplier is standing behind all of the hick-ups and we expect to have them 98% complete by the end of the week.
-Plumbing rough-in for supply lines is 90% complete
-BC Hydro finally installed the overhead so we now have power
-Electrical started
-Heating and Venting to start next week, likely Wednesday
-Added tray ceilings to the bedroom & den
-Completed the tray ceiling in the great room

Framing & Roofing
The framing of the roof on this one was expected to take two weeks and it seems the estimate was correct, the roof shingles arrived on Wednesday October 1st. We still have considerable framing to complete for the front and rear posts. The windows are arriving today however we are behind on the door sill weatherproofing for the sliders on the rear deck.

Ground works and framing
It`s been a busy couple of weeks since the last post. Since then the basement walls were poured, forms were stripped and removed on Friday. The foundation coating was installed late Friday on Monday the dimple board picked up and installed, no chance of any leak in this basement, double protection.
Basement walls are framed, the floor joists and sub-floor are installed, the septic tank and the well pump were also both installed. Following the long weekend on Tuesday we picked up all the under ground pipe to connect the future shop to the house.
Footings for the garage are scheduled to be poured Wednesday Sept 3rd, framing on the house will continue in parallel with the concrete for garage walls.

Basement Walls
Concrete forms were delivered on time and the outer basement walls were set on Thursday & Friday. Steel work for the walls was also started on Friday and completed on Monday August 19. Steel inspection was approved to pour on Monday August 19. Interior wall forms were set Monday & Tuesday, ready to pour Wednesday August 20 at 10:30 AM

Footings and Slabs
Due to the geotechnical recommendations, we asked our structural engineer to design the monolithic slab and frost wall. This now ready for the pour on Wednesday August 13, weather permitting.
Permits
Permits and signing of documents was extensive however thanks to the Regional District the approval process was not delayed. We received the Building Permit on Wednesday July 30th. During the previous weeks we did a lot of extra ground work to exceed the extensive geotechnical requirements. Due to poor load bearing we dug a trench 8 ft wide, 16 ft deep and 90 ft long and repack with geo grid and 3" minus to provide proper support for the rear wall of the home.
